Perky and quirky, Sunnydell is a luxury New Forest Cottage that you’ll find in a large clearing among ancient trees. It’s a calm, leafy oasis, where birdsong surrounds you, wild ponies hang their heads over the gate for apples, and best of all you can walk out into the wild forest for miles in every direction.
The owners have travelled extensively and live nearby. Nigel is a graphic designers and Nikki ran a Montessori School in London for many years. The house is a clever extension of both their talents and an absolute delight for family and group gatherings.
The house and separate stables layout of bedrooms and playroom means that sleeping and living spaces are more flexible than many other rental properties offered for similar price. There are 4 downstairs bedrooms here, 3 have ensuite shower rooms so it is particularly well-designed for VIP birthdays and those with little ones.

The house is beautiful and cosy in a wonderful setting. We could not have been more comfortable, the beds were dreamy, the towels were soft and the layout of sunnydell gave us plenty of space and safe areas for our crawling tots to explore.
The owners had thought of everything and gave us lots of tips for places to visit and plenty of information and options for treats and celebrating. We could not fault this place and would definitely love to return!"

Get out and explore
This cottage is right in the middle of the National Park and bordered by forest on all sides. You'll see horses, cattle, deer and even pigs at the right time of year.
There are fantastic walking routes down abandoned railways, as well bike trails (for all abilities) through the nearby enclosure. There is also horse hacks from the village and a golf course 2 minutes walk away. The coast is also only a 15 minute drive away perfect for a morning dip followed by a fry up with a view.
Downstairs. The kitchen has be recently redone and is built for families who chat, cook and play games round the table. It seats 8 easily but bigger groups may need to do two meal sittings. In summer there is a picnic table just through the double doors.
There is a modern wood burner here to heat you up on cold nights and the kitchen is well set up for cooks. There are masses of cupboards for storage and two fridges. You’ll also be helped out by a Bosch dishwasher and a Zanussi cooker (gas with an electric oven). There’s also an under-counter fridge.
The kitchen room faces the Stables building and there is a clear line of sight to the two bedrooms and playroom across the lawns. For those parents who will have sleeping babes there and be eating in the house, good baby monitors should reach from the kitchen to stables. The distance exactly is 22 metres from the lefthand (as you are looking at the Stables pictures) bedroom plug, to kitchen windowsill plug.
There is a boot room to store plenty of the clobber that comes with big families and a washing machine too.
The bathroom downstairs is bright, breezy and blue with a shower and bath.
The sitting room is in the oldest part of the house and it's heart. It has low ceilings typical of old New Forest cottages and an old wood burner to keep you warm.
There are 8 spaces for sitting and a couple of bean bags.
Furthest from the kitchen, through the sitting room, you’ll find a compact double room with open ensuite shower and toilet. The room has double doors that open onto a garden terrace, which is a good sun trap and perfect for reading and resting quietly away from the pool.
Upstairs you’ll find a small and bright double room in the rafters. There is minimal clothes storage space here. Next door is a dinky 1 and 1/2 bedroom. There is one standard single bed and a half-sized bed for small and light people, (5’2 and under), tucked into the corner.

The Stables & Pool
Just across the lawn (by about 20 metres) are the stables.
There are two bedrooms with a third flexi-space as a playroom/bedroom depending on group sizes. The two bedrooms share an interconnecting door, so ideal for parents and children.
One bedroom has a twin or double bed and lovely bi-fold doors onto garden, the second, reached through the internal door, is another twin or double bed.
Attached is a huge garaged area for bikes, prams, mobility equipment and dog stuff. This can also be locked up.
The Stables are also right by the pool which is open from mid June to mid Sept (dependant on the weather) and heated to 25-26 C.
It's kept under one of the safest covers designed today, so with no chance of the kids falling in you can relax and let them explore.

Perfect for all the family
Sunnydell is uniquely set up for grandparents with 4 of the bedrooms being ground floor and all with en suit bathrooms.
There is a dedicated playroom full of games, toys, teepees and giant teddies. It also has a big TV and DVD player if teenagers want to escape.
The pool is kept under one of the safest covers designed today. With no chance of the kids falling in you can relax and let them explore!
The site is a quarter of an acre and mostly set to lawn. There are a couple of apple trees to provide shade by the pool and the lawn is flat and good for badminton (with you'll find in the garage).
For the birder there are nuthatches, great spotted and green woodpeckers, jays, tits, wagtails, starlings and sparrows, plus the odd buzzard flying over. All you need to do is put nuts and seeds in the feeders.
There are two seating areas, one under the apple tree, the other in the gravel area next to the BBQ. Sunbathers will want to move from one to the other to get maximum vitamin D! Four sun loungers are provided.
We also have bee hives in the garden. The bees need respecting but give a lovely insight into a bee’s busy life. Just don’t stand in front of the hives, within 6-8 feet and don’t fuss the bees. Should anyone with an allergy be thinking of booking here – you have been warned.
